Why You Need a REALTOR® for New Construction:
Purchasing new construction is usually more complicated and intimidating than buying a resale home. Builder contracts and the building process is different from the typical real estate transaction you may have been involved with in the past, so having a REALTOR® with new construction experience is important.
As your REALTOR®, I work only for you, NOT the builder. I represent your interests and your interests only. The on-site agents are there to protect the builder’s interests, not yours. They are trained to move homes quickly and up-sell you on expensive (but profitable for the builder) upgrades. Even the sales contract you will have to sign has been drafted to benefit the builder at the expense of the buyer.
I am trained to negotiate on your behalf, whether it’s the sales price, the amount of your deposits, various options and upgrades, and a variety of other matters. I even advocate on your behalf when it comes to lender and title company choice. I am there to offer objective advice, and to act as your sounding board and emotional rock throughout the process.
Some new-home buyers think that if they do not use an agent for their purchase, the builder will reduce the price of the home by the amount of the commission. For the most part, this cannot be further from the reality. Builders do not want to reduce their prices because it sets the comparison price for future home sales in that neighborhood. Builders instead add the commissions paid to a buyer’s agent into the marketing budgets of the homes. If a buyer goes to a new-home builder without a real estate agent, either the builder’s agent or the builder will pocket that money. Every builder has a different policy, so it is important to let them know prior to visiting that you a represented by an agent.
